Section 8 Housing Choice Voucher Program offered by King County Housing Authority at Section 8 Office
Operates the tenant-based Housing Choice Voucher Program (Section 8), which allows low-income households to pay rent equal to 30-40% of monthly income, at units that participants select and rent independently from private landlords. Subsidized by the U. S. Department of Housing and Urban Development (HUD), the King County Housing Authority pays the remainder of each month's rent to the landlord. Rent amounts are subject to HUD limits. Each household must locate their own housing unit within 120 days of receipt of their voucher. If additional time is needed, household should contact their KCHA Housing Specialist before their deadline to ask about filing for an extension. Once housing is obtained, KCHA then inspects each unit to ensure that it is maintained in a decent, safe and sanitary condition. Waitlist lottery applications are currently closed as of Feb. 26, 2020. Typically opens every 2-3 years. Website lists what lottery numbers are currently being served.

Application process
Waitlist is closed. Vouchers are distributed through a lottery based system whenever the waitlist runs low. Applications will be available online only. Once the lottery is open, visit website for a link to the application. Applicants can call if they are having problems with the application. Assistance will be available for those needing access. There is no benefit to applying earlier in the process, as the 2,500 households which will be placed on the waitlist for a voucher are selected at random from the eligible applicants. Only one application per household is permitted.
Eligibility
Head of household must be over the age of 18 AND households must contain at least one member who: - Has a disability OR - Is 62 years or older OR - Is under 18 years of age AND Household's annual gross income (income received before any taxes and/or withholdings are taken out) must be at or below 80% Area Median Income AND Household must meet at least one of the following program preferences: - Lack a regular nighttime residence, which includes anyone living outside, living in a temporary shelter and/or living in a car or RV OR - Pay 50% or more of household income towards rent and basic utilities (basic utilities are electricity, gas, water, sewer, and trash) OR - Need to move due to domestic violence, dating violence, stalking, sexual assault, and/or sex trafficking OR - Need to move due to unit inaccessibility, natural disaster, government intervention and/or hate crime OR - Currently live in a dilapidated or unsafe unit (i.e. , a unit lacking proper plumbing or heating) OR - Make less than 30% of Area Median Income AND Generally, the household cannot currently be living in government-subsidized housing unless they are unable to stay in the home due to: - Domestic violence - Unit safety and/or accessibility - Hate crimes - Government intervention - Natural disaster
Fee
30-40% of adjusted household income for rent. Annual income, number of minors and certain household expenses are considered in determining adjusted income.
