Provides information and referral to down payment assistance programs, credit and debt counseling, predatory lending counseling, special loan programs, Washington State Housing Finance Commission-sponsored first time home buyers' seminars, as well as other home buyer education opportunities. Also provides education and referral to homeowners in danger of foreclosure (including tax lien foreclosure), foreclosure timelines, and process of homeowner's rights. Referrals can be made to Legal Aid, HUD-approved housing counseling agencies, and other related services.

Offers bilingual homeownership counseling for first-time homebuyers, as well as those facing foreclosure. Also offers a HUD-certified homebuying course, and access to down payment assistance options.

Offers loans for low-income homeowners to purchase, build (including sites, water, and sewer), repair, move, or modernize their dwellings.  Includes sweat-equity construction loan programs, guaranteed loans, and rural site housing programs.   Rural Housing Guaranteed Loan Applicants for loans may have an income of up to 115% of the median income for the area. Families must be without adequate housing, but be able to afford the mortgage payments, including taxes and insurance. In addition, applicants must have reasonable credit histories.    Rural Housing Direct Loan Section 502 loans are primarily used to help low-income individuals or households purchase homes in rural areas. Funds can be used to acquire, build (including funds to purchase and prepare sites and to provide water and sewage facilities), repair, renovate or relocate a home.     Mutual Self-Help Loans The Section 502 Mutual Self-Help Housing Loan program is used primarily to help very low- and low-income households construct their own homes. The program is targeted to families who are unable to buy clean, safe housing through conventional methods. Families participating in a mutual self-help project perform approximately 65 percent of the construction labor on each other's homes under qualified supervision. The savings from the reduction in labor costs allows otherwise ineligible families to own their homes. If families cannot meet their mortgage payments during the construction phase, the funds for these payments can be included in the loan.

Provides low and very low income home ownership and repair loans to qualified individuals from rural Washington. Loans may be made to buy or repair an existing house or purchase a new house. Payment may be subsidized based on income. Grants based on need are available to seniors for essential repairs and guaranteed housing loans.

Offers early intervention for homeowners facing foreclosure to save their home with rescue loans.  Rescue loan program offers qualified homeowners deferred loans of up to $30,000 to keep families in their homes and in their communities. Homeowners will be referred to HomeSight to be assessed for consideration for a loan through a participating HUD approved counseling agency and receive free foreclosure prevention counseling.

Provides loans for home improvement, rental housing, and home ownership to low-income eligible home owners in the following cities: Grandview, Harrah, Mabton, Toppenish, Sunnyside, Union Gap, Wapato, and Zillah. Anyone living in incorporated Yakima County (outside of Yakima City limits) can call to apply. - Rehabilitation Loan: for low- to moderate-income homeowners that need home improvement. County will do an inspection in the home to determine what repairs it needs to keep it at housing market to keep home owner living in the home. - Rental housing: Expands the supply of affordable rental housing available to extremely low-to very low-income home renters. Explores the feasibility, options, and select a model to pilot to provide landlord rental rehabilitation for very low to moderate-income rental households in Year 5. - Home ownership: Provides assistance to developers, sponsors, or owners to assist extremely low- to very-income households that are prepared to become home owners.

Guarantees home loans made to service members, veterans, surviving spouses who are not re-married and reservists for the purchase or refinancing of homes, condominiums and manufactured homes.   VA also has direct home loans available for eligible Native American veterans.

Provides general information about Federal Housing Authority (FHA)-insured mortgages, which usually offer loans with lower interest rates and down-payments than standard mortgages. Monitors appraisals and specifications that must be met in order for a house to be eligible for purchase with an FHA-insured mortgage. Also offers assistance to homeowners with existing FHA-insured mortgages, by providing information and referrals to local HUD-approved housing counseling agencies. Counseling and information covers issues of mortgage delinquency, escrow account analysis, recertification, home repair and energy conservation.

Rural Home Loans Provides loans to help low-income individuals purchase homes in rural areas. Funds can be used to build, repair, renovate, or relocate a home, or to purchase and prepare sites, including providing water and sewage facilities. Housing Repair Loans & Grants Provides loans to rural residents to repair, improve, or modernize homes or to remove health and safety hazards. Provides grants to remove health and safety hazards. Maximum loan is $20,000. Maximum grant is $7,500.

The tiny homes are not free, but they are affordable. People who don’t qualify for conventional home loans can apply for and purchase a tiny home.
