Provides affordable home ownership opportunities for home buyers with low to moderate incomes. Types of properties that are eligible include condos, single family homes, new construction, and remodeled homes. Works with community partners, lenders, builders, and others; prepares families and individuals for home ownership; helps households purchase existing homes at affordable rates; builds new affordable homes; offers homeowners tools to be successful; and helps manage the buying and selling of affordable homes.

Helps families and their family members who experience a developmental disability understand and access services they are eligible to receive from DDA. Publishes a quarterly newsletter and online Resource Guide. Hosts informational meetings with guest speakers on areas of interest. Offers a Homeownership Program with down payment assistance for first-time homebuyers who have a developmental disability or whose household includes a family member with a developmental disability.

Provides home ownership services to help people better afford and keep a home of their own. Program offers homebuyer counseling and down payment assistance to people with disabilities. Also offers foreclosure prevention counseling to struggling homeowners with or without disabilities. Counselors look over the documents, help the homeowners understand their options and talk to the lenders to try and work out payment arrangements.

Provides several affordable mortgage programs for eligible homebuyers throughout Washington state.   Programs offer low down payments, fixed low-interest rate loans, and in some cases down payment assistance and second mortgages.

Provides grants of up to $70,465 to qualified veterans with severe service-related disabilities so that they may purchase or modify a home to accommodate their particular disabilities.

Offers a program intended for people who are buying a home within the eligible Tacoma City Limits. The program allows up to $80,000 in down payment assistance with payments deferred for 30 years at a 0% simple interest rate. There are no monthly payments on the loan. The balance is due and payable when a person: - sells, refinances or transfers ownership of the home - fails to maintain status as a principal place of residence - when the home is paid off (on or before 30 years) Funds may be used for down payment and closing costs based upon need. The minimum contribution to the down payment is $1000. Gift funds are allowed to meet the minimum contribution.

Most OPAL houses must be sold to buyers who have a gross household income that is less than 80% of Area Median Income (AMI) for San Juan County. A limited number of OPAL houses are available to people earning more than this, but who still cannot afford to buy a market-rate home.

Provides education, information, and referral on housing issues, along with financial assistance for homebuyers and homeowners. Services include homebuyer education classes and workshops, financial education, pre- and post-purchase counseling, foreclosure counseling, down payment assistance, renter information, and guidance on maintaining and repairing a home, including home repair loans. Classes are held monthly at Columbia Gorge Community College in Hood River and The Dalles. The program also keeps the public informed about housing trends in the Mid-Columbia region using current statistics.

Provides loans for home improvement, rental housing, and home ownership to low-income eligible home owners in the following cities: Grandview, Harrah, Mabton, Toppenish, Sunnyside, Union Gap, Wapato, and Zillah. Anyone living in incorporated Yakima County (outside of Yakima City limits) can call to apply. - Rehabilitation Loan: for low- to moderate-income homeowners that need home improvement. County will do an inspection in the home to determine what repairs it needs to keep it at housing market to keep home owner living in the home. - Rental housing: Expands the supply of affordable rental housing available to extremely low-to very low-income home renters. Explores the feasibility, options, and select a model to pilot to provide landlord rental rehabilitation for very low to moderate-income rental households in Year 5. - Home ownership: Provides assistance to developers, sponsors, or owners to assist extremely low- to very-income households that are prepared to become home owners.

Offers loans and low-income homeowners to purchase, build (including sites, water, and sewer), repair, move, or modernize their dwellings.  Includes sweat-equity construction loan programs, guaranteed loans, and rural site housing programs.  = Rural Housing Guaranteed Loan = Applicants for loans may have an income of up to 115% of the median income for the area. Area income limits for this program are here. Families must be without adequate housing, but be able to afford the mortgage payments, including taxes and insurance. In addition, applicants must have reasonable credit histories.   = Rural Housing Direct Loan = Section 502 loans are primarily used to help low-income individuals or households purchase homes in rural areas. Funds can be used to acquire, build (including funds to purchase and prepare sites and to provide water and sewage facilities), repair, renovate or relocate a home.    =  Mutual Self-Help Loans = The Section 502 Mutual Self-Help Housing Loan program is used primarily to help very low- and low-income households construct their own homes. The program is targeted to families who are unable to buy clean, safe housing through conventional methods. Families participating in a mutual self-help project perform approximately 65 percent of the construction labor on each other's homes under qualified supervision. The savings from the reduction in labor costs allows otherwise ineligible families to own their homes. If families cannot meet their mortgage payments during the construction phase, the funds for these payments can be included in the loan.

Offers education workshops on home ownership strategies for people purchasing a home.   Also provides purchase assistance to future homebuyers. Interpreter services may be available for counseling appointments upon request.
